His wife passed away in the ealry 2000's and he thought everything was resolved with probate. When we went to sell his house we found out midstream that he did not have a joint survivorship deed and even though he had a will and death certificate, the house still had to go through quick probate. In the end it all worked out, but it cost him time and money. SInce we were in the middle of a real estate transaction it caused a lot of stress for all the parties involved.
